2. Villa Senaia, Tuscany, Italy

  • 👥 8 guests | 🛏️ 4 bedrooms | 💰 ~$568/night
  • 🍇 Hilltop stone farmhouse among olive groves and vineyards with an infinity pool
  • 🍂 Best in: fall, for vineyard tours by day and fireside evenings in the living room
  • 📅 3-night minimum (Saturday-to-Saturday stays only from May through September)
Stone exterior of Villa Senaia in Tuscany with pink lounge chairs next to a large swimming pool
Spending a sunny afternoon by the pool at Villa Senaia is the ultimate way to experience the quiet charm of the Tuscan countryside.
Rustic Tuscan kitchen and dining table with exposed wood ceiling beams opening to an outdoor patio
Love how the dining table sits right next to the terrace, letting you look out at the hills while eating.

Villa Senaia is a stone farmhouse with exposed wooden beams, sitting on a hill among olive trees and vineyards between Arezzo and Cortona. Downstairs, the well-equipped kitchen has a table for eight and flows into a living room with a cozy sofa in front of the fireplace. Four bedrooms and three bathrooms sleep eight, with one bedroom on the ground floor and three upstairs off a loggia, including one with its own bathroom and two with twin beds.

Tuscan bedroom with two twin beds and an open window overlooking distant mountains
Waking up to this valley view through the open window is the best part of staying here.

Out front, a roughly 39-by-20-foot infinity pool and wellness area look across the valley, and while the pool is seasonal, the private hot tub is open all year. Under the olive trees you’ll find a shaded lawn and a covered barbecue area with a grill and an oven for pizza and bread. I’d happily spend every evening at the porch table outside the kitchen with a glass of Tuscan wine, looking past the pool toward the medieval village.

The villa sits just outside Castiglion Fiorentino, with restaurants and shops about 2 miles away, and Cortona, Montepulciano, Pienza, Siena, and Florence are all under an hour by car. Your host Giuseppe can set up cooking classes, truffle hunting, wine tours in English, and scooter or car rentals, and you’ll want a car to explore the region. Pets are allowed, but heating and air conditioning are only available on request for an extra charge, which is good to know before a cool October stay.

4. 10-Acre Olive Grove Estate, Umbria, Italy

  • 👥 8 guests | 🛏️ 4 bedrooms | 💰 ~$748/night
  • 🫒 Private hilltop estate with an olive grove, fruit orchard, and valley views
  • 🍂 Best in: fall, for winery visits by day and evenings by the fireplace
  • 🏊 Lap pool open year-round

This garden setup is a great spot to catch the sunset from the lawn.
Private swimming pool and a wooden pergola with white curtains and patio furniture at an estate in Guardea
Spending a sunny afternoon lounging under the poolside pergola is the best way to experience the quiet beauty of the Umbrian countryside.

10-Acre Olive Grove Estate is a two-story villa on a hill outside Guardea in Umbria, set on 10 private acres with no neighbors in sight. Three of the four bedrooms are on the ground floor, including two queen rooms with ensuite bathrooms and a twin room whose French doors open onto a wisteria patio, while the fourth bedroom upstairs has a double bed. You’ll also find four bathrooms, a jacuzzi tub, a fireplace, and a well-equipped kitchen, along with new air conditioning and Starlink internet.

Open concept villa interior with a white sectional sofa, terracotta tile floors, and exposed wood ceiling beams
This open layout makes it so easy to chat with someone at the kitchen counter while lounging on the sofa.

The pool is the centerpiece here, a roughly 49-by-16-foot lap pool framed by lavender and rosemary that stays open all year, which is a welcome perk on a fall trip. Meals move outside to the porch and pergola, with a Weber barbecue and a wood-burning pizza oven close by, and there’s an olive grove and fruit orchard to wander between swims. I recommend booking a full week, since longer stays come with a complimentary welcome aperitivo, and the hilltop sunsets are the perfect setting to enjoy it.

The hill towns of Orvieto, Todi, and Amelia are all about 20 minutes away, and the shops in town are a 5-minute drive. Your host Madi can help set up truffle hunting, pasta and gnocchi classes, winery visits, ceramics shopping in Deruta, and a personal chef or private driver. The train station is a 10-minute drive with connections to Rome and Florence, and families with young kids should know the pool and hot tub have no gate or lock.
